DTA's service does not actually cost more. More services and materials are included in the base management fee, and the amount reflects that. Although the base fee quoted by a competitor may be lower, you will be charged extra for many of the items we have included in our base fee. Including this in the base fee allows us to spend less time accounting for staples and numbers of copies, and more time managing your property. DTA's client communities have also found it to be very useful for budgeting purposes.
Our office hours are 9:00 am to 5:00 pm Monday through Friday. Beginning in 2008, we will have extended call center hours of 7:00 am to 7:00 pm Monday through Friday and 9:00 am to 2:00 pm Saturday.
We have offices in Houston and Conroe. We are opening several new offices in 2008. To ensure you the time needed to assist you with your needs, office visits with your manager are by appointment only. Our offices are always available to you during business hours to drop off or pick up information.
Yes. DTA has maintenance personnel on staff, prepared to provide basic maintenance needs for your community. Services include light checks and bulb replacement, porter services and heavy trash removal, and minor repairs. These services are provided for a reasonable fee, and can be set up on a monthly contract or on an "as needed" basis.
No. DTA does verify the insurance and references of all vendors that are used, but the association has the option of using any vendors it chooses. DTA also works with all banks and does not require the community to use specific banks. DTA does have relationships with certain banks that can offer the association more services at no cost,; however, the decision of which bank or vendor to use is left to the Board of Directors.
Does DTA only provide services in the Greater Houston area?
At this time, DTA does not provide full management services to communities outside of the Greater Houston area. We do however, provide consulting and accounting services to community associations throughout the country. If you're unsure if you are in our service territory, please contact us. What is a "hands on approach" to management? How is that different from other management companies, and how will it benefit my community?
In the traditional "team" environment used by most of our competitors, for each portfolio of properties, there is a manager, an assistant, an accountant, and possibly a deed restriction inspector. A manager's portfolio must financially carry the support personnel, which means that the manager's portfolio is usually high in the number of communities he or she must manage to be profitable. To allow the manager to provide service to many communities, most of the daily work is delegated to the support staff.
This system is designed to provide a community with more than one contact person for assistance, and also maximizes the profits earned by the management company. In theory, this system works well; however, there are weaknesses that are created by this design that are ofter overlooked...
